Procedures
The WROA Covenants, Conditions, and Restrictions (CC&Rs) require that all property owners submit for approval all projects on the exterior of their homes. This includes new construction, fences, dog runs, exterior remodels, storage sheds, barns, outbuildings, decks, or garages, exterior painting/staining (including re-painting and re-staining) of buildings, fences, etc. If you have any questions please feel free to contact one of your ACC members. Please keep in mind thate the ACC must have your submission, in writing, in order to keep proper records. In the past we have received submissions after the project has already started. This puts pointless strain on the ACC and has resulted in considerable stress and strain on the homeowner and contractors especially when there were CC&R violations. Project plans must be submitted not less than one month in advance of the anticipated start date. Incomplete submissions can result in ACC delaying an owner's ability to begin construction.
Typical non-compliance projects have involved erecting a wire fence, painting a house, garage door or other structure white or another non-compliance color, or constructing a metal sided shed. If an owner has completed an out-of-compliance project, or some other project, without prior written approval of the ACC, the ACC or the WROA Board of Directors may take legal action requiring the property owners to bring the project into compliance.
So if you have a construction project planned, you need to fill out an ACC Project Submission Form. All your neighbors will thank you. We have heard from many residents over this last year and appreciate the support some have shown. Appointed by the board, the ACC does not create the covenants, but interprets them in an effort to assist property owners with their projects. We look forward to helping you.
